THE NLCS FILES AMENDED APPLICATION FOR THE VILLAGE AT PROVIDENCE POINT

Rockville, MD- National Lutheran Communities & Services (NLCS) filed an amended planned unit development application with the City of Annapolis on May 4, 2020, for its proposed continuing care retirement community The Village at Providence Point—A National Lutheran Community. This submittal, which includes a forest conservation plan, a subdivision plan and site plan, amends the previous January 22, 2019 filing. This amended May filing comes after receiving feedback in the summer and fall of 2019 from the City of Annapolis and Annapolis community members regarding the previous submission.

“We earnestly listened to the feedback the City of Annapolis and the community provided. We believe this plan reflects that input and presents a balanced and responsible option for development, that will serve both older adults and the greater Annapolis community,” NLCS’ President & CEO Larry Bradshaw said. “We are protecting 115.5 forested acres through a combination of conservation and reforestation, as well as exceeding the 125% stormwater management requirements onsite.”

The Village at Providence Point intends to purchase 52 acres of the 175-acre site, with a footprint of 36 acres and clear approximately 28 acres. The May filing addresses one-to-one onsite reforestation, traffic mitigation to improve existing traffic conditions and exceeds the 125% stormwater management requirements onsite. Combining conservation and reforestation efforts, the project will protect approximately 115.5 forested acres. A noteworthy addition is the stream restoration for an outfall channel along Spa Road near Annapolis Middle School.

Located at the intersection of Forest Drive and Spa Road, The Village at Providence Point will offer a variety of residences and health care options for individuals 60+. The master plan of the project is slated to include 216 independent living apartments, 30 cottages, 8 duplexes and 48 health care suites.
